Most commercial and industrial premises are legally required to have a fire alarm system designed and installed to BS589 requirements. The system is better described as a fire detection and alarm system, as it is used to both detect a fire and to sound audible alarms in all parts of the building. BS5839 is not intended for householders themselves, but aims to provide guidance and recommendations for architects and other building professionals, enforcing authorities, contractors and others responsible for implementing fire precautions in buildings. It provides extensive guidelines on the correct designs, specifications, installation and maintenance processes for smoke detectors and fire alarms in a building. Regulatory Reform Order 2005


If you own or operate a business, since October 2006 it has been made your responsibility to make sure your workplace reaches the required standard and employees are provided with adequate fire safety training. Landlords Regulations 2015


From 1st October 2015, private residential landlords are required to have a certain number of fire alarms in their building – at least one smoke alarm
installed on every storey of their rental property which is used as living accommodation, and a carbon monoxide alarm in any room used as a living accommodation where solid fuel is used. The Disability Discrimination Act (DDA)


Since 1st October 2004, all employers have certain duties to ensure that disabled people are not discriminated against. This includes adapting your

Fire Risk Assessment


In every workplace, a designated responsible person must carry out and regularly review a fire risk assessment of the premises. This will involve
identifying fire hazards and the people at risk before evaluating, reducing or removing the risks and recording their findings and preparing an emergency plan, considering escape routes and the needs of vulnerable people. As an employer or owner, you must also provide training and update the fire risk assessment regularly to reflect any changes and maintain a safe, secure workplace.
